Basic Interactive Virtual Tour Set
Buyers experience twenty, wide angle photos conveying the best features of your home. When viewed from a computer, the imagery exhibits side-to-side and zoom motion which better holds the Buyer's attention. The professional grade, high dynamic range and high definition photos can be viewed full screen and are noticeably superior to the photo quality buyers see when looking at most other homes online. That makes your home "feel" more attractive than its comparables. Buyers can pick which image to see next (or revisit) using thumbnail photo navigation. An audio music track of your choice plays in the background.
The imagery is presented on two marketing websites.
The first website includes:
(a) a link to a location map;
(b) a link to a text page for more information;
(c) a button which helps buyers email the tour's
internet address to others.
This first website is commonly linked to your MLS listing
by your Realtor ®. In turn, it propagates automatically to the ever growing number of internet marketing websites which all draw their information from the Multiple Listing Service.
The second website goes on to also include:
(d) buttons which facilitate buyers' sharing it on
social networking sites;
(e) an additional link to a schools information page;
and,
(f) your Realtor's ® smiling picture and contact
information.
The second website is commonly linked to your
Realtor.com listing, your Realtor's ® website and referenced in paper advertisement. However, at your Realtor's ® discretion, its imagery can be directly embedded into their website to take on a more immediate role in simultaneously marketing your home and complementing your Realtor's ® professional appearance.

Floor Plan Based Virtual Tour Set
This tour set builds on the foundation of our Basic Tour Set. It includes the twenty, professional grade wide angle photos as well as features "(a)" through "(f)" of our Basic Tour Set shown above. In addition, this product goes on to include:
(g) Four, 360 degree interactive images*; and,
(h) Floor plan based, interactive photo navigation*.

- For homes with less than 1,500 square feet of finished area,
deduct $100

add $1.50 per extra mile round trip for travel time & expense.

Virtual Open House Tour Set
Our Virtual Open House is an marketing game changer. In this multi-tour experience - buyers are introduced to your home using a succinct, informative YouTube video as a stepping stone to the more extensive tours. Interested Buyers move on the the interactive tours and find themselves comfortably drawn in. They intuitively take control to look anywhere they want, just as if they were physically present. Three dimensional "dollhouse" floor plans keep them orientated and enthralled as they navigate the extensive imagery. They remain relaxed and engaged because they remain orientated and in complete control over what to see next. They even get to see your home "their way" by choosing either an interactive tour featuring only wide angle imagery, or if they prefer, a second tour featuring the even more interactive 360 degree imagery.
Another reason buyers visit in-person is to get a sense of how their furniture will fit. So at your Virtual Open House, they discover an Interactive Space Planner. Most will open it out of curiosity, however a sizable percentage will find themselves seeing how their furniture will lay out in
"their new home". Later, when they arrive in-person, it won't be to see if they like "your home" - rather it will be to confirm that they want to make an offer on
"their new home".
This extensive marketing product will require two days onsite and several more offsite to create. It is notably more costly than our other offerings - but you get what you pay for.
The single goal of other online marketing products (ours as well as all the other forms of online marketing imagery) is to inspire buyers to put your home on their list of homes to visit in-person.
The three marketing goals of this product are to allow buyers to:
(1) "feel present" at the home by allowing them look
wherever they want at will;
(2) "trust" that they are sufficiently informed to begin
making purchasing decisions - just as if they had
attended a physical showing.
(3) "invest their time" seeing how their furniture will lay
out in "their new home"
By establishing the prerequisite of trust, the buyer is able to move forward to envision your home as theirs - and become infatuated with it. As we all know, infatuation is a blinding psychological condition. Its blinding power is all the more effective if it takes root before the buyer has seen comparable homes.

Interactive Space Planner
When "launched" from a computer, our Interactive Space Planner allows buyers to drag & drop scaled images of furniture and other items onto the floor plan. They intuitively discover how easy it is to rotate and rearrange the furniture any way they please. If they can not find a furniture icon already scaled to the size of their actual furniture, they can accurately re-size one in a snap. And of course they can measure any floor plan dimension they are interested in.
This product sees a sizable percentage of its audience playing with it out of curiosity, but its greater value comes a bit later in the buying process. Unless you are investing in our Virtual Open House (which includes this product), most buyers will need to physical visit before they can transition from:
"being interested in seeing your home";
- to -
"actively envisioning themselves living in their new home".
After they have freely looked wherever they want to, this product shines by subtly inspiring them to move forward to make a quality offer. How? It keeps them focused on your home by making it easy and entertaining for them to invest their time envisioning it as theirs. And as they "feel" ever more confident in how their furniture will lay out in
their new home, they will simultaneously "feel" less informed regarding other homes they have visited - and hence less comfortable making offers on other homes.
The quality of any offer has everything to do with how the buyer subconsciously "feels" about the various homes they have visited.
Similar to our Virtual Tours, the standalone Interactive Floor Planner can be linked to your Realtor's MLS and Realtor.com listings and, at their discretion, can be embedded into their Brokerage's marketing website to further their professional appearance.

- Photo icons can be added to the floor plan. When buyers click on them, an image of that room appears. This helps a percentage of buyers better envision the real area from the floor plan. Buyers have the option of moving the photo icons out of the way for the purpose of space planning. Cost:
- If photos are supplied by others - $2 each
- If we provide professional grade photos: $10 each
- No charge for photos we produce in the
course of other virtual tour work for you.
Please note that if photos are provided by others, a disclaimer
will appear on the floor plans which clearly indicates the photos
were not taken by our professional architectural photographers.
- COMING THIS SUMMER we expect to roll out an upgrade which will allow buyers to save, print and electronically share their space planning layouts. However to take any of those steps, they will be required to set up an account using their contact information. Because buyers will have already invested their time, they will be more willing to exchange their contact information for the right to save their work - et voilà - your Realtor ® has a new lead to follow up on. The extra cost (if any) for this upgrade has yet to be determined.

Aerial Photography
Buyer behaviors have evolved. Now most are accustomed to checking out the neighborhood from above using Google Earth ®.
Do you have a quality property in an attractive neighborhood? Let it shine! Show your Buyers a birds' eye view in high definition. Our professional aerial photographer will use a Canon Ultrasonic 100-400mm gyro stabilized zoom lens to capture high resolution, angled images, shot from approximately 1,000 feet above ground level. Trees and other visual obstructions permitting, the images will give Buyers a clear and up-to-date view of:
- all sides of the house;
- the house and driveway’s location on the parcel;
- the parcel’s topography;
- the quality and location of the other homes in the
--neighborhood;
- the quality and location of the public roads
- serving the parcel;
- close by natural amenities.
- Cost - $400 for properties within a 20 mile radius of the Northampton Airport.
- Beyond 20 miles, add $5 per mile one way. (Note: The 20 mile
straight line radius extends north to include Greenfield, east to
include Ware, south to the Connecticut border and west to
include Cummington, Chester & Westfield.)
- Discounts for flights serving multiple clients.
- For an nominal extra fee, the approximate location of your lot lines can be overlaid in Photoshop.
